Building a custom home is the biggest construction project a family ever takes on, and the budget conversations around it are famously vague. This is the un-vague version — what custom construction actually costs around Seattle and Snohomish County in 2026, and where the money really goes.
Construction cost: the per-square-foot tiers
- Quality custom (roughly $350–$450/sq ft). Solid semi-custom finishes, standard structural design, an efficient envelope. A well-built family home without exotic anything.

Construction is the biggest line, not the only one.
