The Bowl — the walkable core above the ferry terminal — holds much of Edmonds' older stock: 1920s–1950s homes on small, well-kept lots where character matters and neighbors notice the work. Up the hill and north toward Perrinville, the housing shifts to mid-century and 1970s–80s split-levels and ramblers, many with partial or full water views that drive every design decision.

Exposure is the defining local factor. Homes facing the Sound take weather that inland houses do not: wind-driven rain, salt air and constant moisture. That shows up as siding and window failures earlier than elsewhere, and it is why exterior detailing matters more in Edmonds than in almost any city we work in.

What we build in Edmonds

View-driven kitchen and living-room remodels are the core of our Edmonds work — reorienting the main floor toward the water, often by removing a wall and enlarging windows. Bathroom remodels and primary suites follow. And siding replacement is disproportionately common here, because west-facing exposure is unforgiving of anything less than properly flashed, rain-screened cladding.
