What It Costs to Remove a Load-Bearing Wall
The real cost of removing a load-bearing wall in the Seattle area: $5k–$15k for most single-story walls, what engineering and beams involve, and how to tell what kind of wall you have.

Almost every remodel conversation we have eventually arrives at the same wall. The one between the kitchen and the dining room. The question is always the same — can it come out? — and the answer is almost always yes. The real question is what it takes, and that’s worth understanding before you fall in love with the open plan.
The cost, tier by tier
- Non-load-bearing ($1,500–$4,000). Demo, reroute any wiring inside, patch floor and ceiling, paint. A partition wall is a week of work, not a structural event.
- Load-bearing, single story ($5,000–$15,000). Engineering, permit, temporary shoring, a properly sized LVL beam with posts and footings that carry the load to earth, then finishes. This is the classic kitchen-wall project.
- Carrying a second story, or long flush spans ($15,000–$35,000+). Bigger loads want steel, flush installation means re-hanging joists, and point loads sometimes need new footings below. Still routinely worth it — this is the move that transforms two-story houses.
Where the money goes
Demolition is the cheap part. The budget lives in what the wall was doing: the beam and its posts — sized by an engineer, carried down to foundation, sometimes with new footings poured; what’s inside the wall — plumbing vents, ductwork and wiring don’t disappear, they get rerouted, and a wall with a plumbing stack in it is a different project than one without; and the finishes — flooring where the wall stood, ceiling patching, and paint that makes two rooms read as one. That last line is what separates “wall removed” from “always been open.”
Why this is the highest-leverage remodel move
We’ve said it in the small-kitchen guide and it holds: nothing changes how a Seattle-area house lives like opening the main floor. The 1905–1990 housing stock we work in — from Seattle craftsmans to Everett split-levels — was built as separate small rooms. One beam later, the kitchen joins the house. It’s also a project where honest scoping up front matters more than anywhere: the 10–15% contingency exists precisely for what walls hide.

- For a load-bearing wall, yes on both. The engineer sizes the beam and posts; the permit gets the work inspected and on record. Skipping either creates exactly the problem you'd expect at resale: an appraiser looking at an open span with no paper trail.
- What's the difference between a dropped beam and a flush beam?
- A dropped beam hangs below the ceiling — cheaper, faster, and fine where a soffit line doesn't bother you. A flush beam tucks up into the ceiling plane for a completely clean opening — it costs more because the joists must be cut and hung from the beam. Most of the price gap between similar projects is this choice.
