Most of the Seattle homes we work on were built between 1905 and 1965 — Ballard and Wallingford craftsmans, Green Lake and Ravenna boxes, View Ridge and Wedgwood mid-centuries. That age is the defining fact of a Seattle remodel. Plaster-and-lath walls, knob-and-tube wiring, galvanized supply lines and undersized panels show up constantly, and the honest way to handle them is to scope them up front rather than discover them as change orders.
The flip side: these houses were built with real lumber and good bones. Opening a closed 1920s kitchen to the dining room, or turning a tall Seattle basement into a legal ADU, routinely transforms how the whole house lives — and Seattle's code is now one of the friendliest in the state for exactly that.

What we build in Seattle
Kitchen remodels are the core of our Seattle work — usually opening a small, closed kitchen and rebuilding it with cabinetry to the ceiling. Bathroom remodels come second, often turning a single cramped hall bath into something that works for a whole family. And Seattle's ADU rules make basement conversions one of the highest-return projects in the city: two ADUs per lot are allowed, no off-street parking required in most zones.
Permits run through the Seattle Department of Construction & Inspections (SDCI). Review times are the longest in the region — which is why we submit early, respond to correction rounds fast, and sequence the job so permit wait time never becomes site idle time.
