Start with the lot, not the floor plan

The most expensive mistake in custom building is falling in love with a plan the site cannot hold. Slope, soil, tree retention, utility runs, drainage and setbacks decide what your land can carry and what it will cost to build on — and those answers exist before you draw anything.

So we walk the lot first. You get an honest read on site cost and buildable envelope before a dollar goes into design.

What the build includes

Site prep and excavation, foundation, framing and structure, envelope and roofing, mechanical, electrical and plumbing, insulation to current energy code, and every interior finish. Permits, engineering and inspections are managed as part of the project — not left to you.

Eduard is on site through all of it. On a build that runs a year or more, that continuity is the product: the person who priced your house is the person answering questions in month eight.

Teardown and rebuild

Around Seattle, many custom homes start as an old house on good land. Buying location once and rebuilding on it usually beats hunting for a rare empty parcel — utilities are already at the site and the neighborhood is proven. If your existing house is structurally sound, we will say so and price the deep-remodel alternative honestly.

How much does it cost to build a custom home in Washington?
Construction typically runs $350–$600+ per square foot in the Seattle area — roughly $900k–$1.5M+ for a 2,500 sq ft home before land. Site conditions and finish level drive the spread more than anything else.
How long does building a custom home take?
Realistically 12–24 months end to end: three to six months of design, two to six months of permitting depending on jurisdiction, and nine to fourteen months of construction. You get a written schedule before ground breaks.
Do you build on my lot?
Yes — we build on owner-supplied land across Snohomish and King County, and we can assess a lot you are considering before you buy it. That pre-purchase read has saved clients from parcels that would have cost six figures in site work.
What is the biggest hidden cost in building a house?
Site work. Excavation, soil conditions, utility connections, driveway and drainage swing enormously between an easy lot and a hard one, which is exactly why we price the site before you commit to a plan.
