How Much Does a Kitchen Remodel Cost in Bellevue?
What a kitchen remodel really costs in Bellevue and the Eastside in 2026 — budget tiers, what drives the price, permit notes for King County, and how to plan yours.

It’s the first question every homeowner asks us, and it deserves a straight answer. The honest version: kitchen remodel pricing in Bellevue covers a wide range, because “remodel” can mean anything from new counters and paint to moving walls and rebuilding the room down to the studs. Here’s how we walk our own clients through it.
The three budget tiers we see on the Eastside
Every project is different — these are broad, typical ranges for the Bellevue and greater Seattle market, not quotes. Your written estimate is where real numbers live.
- Refresh (roughly $25k–$50k). Same layout, new surfaces: cabinet refacing or stock cabinetry, new counters, backsplash, sink and faucet, paint and lighting. Big visual change, minimal construction.
- Full remodel (roughly $50k–$100k). New semi-custom cabinetry, quartz or stone counters, tile, new appliances, updated electrical and plumbing in place, possibly a reworked island. This is the most common tier we build.
- Down-to-the-studs (roughly $100k+). Layout changes, wall removals, structural work, custom cabinetry, high-end appliances and finishes. The kitchen becomes a different room.
What actually drives the price
Four line items dominate almost every kitchen budget we write:
- Cabinetry — usually the single biggest line. Stock, semi-custom and full-custom can differ by tens of thousands across a whole kitchen. Custom white-oak like our recent Bellevue project sits at the premium end, and it’s usually worth it when the kitchen is the heart of the house.
- Layout changes. The moment plumbing, gas or walls move, you add trades, permits and inspection time. Keeping the sink and range where they are is the single easiest way to protect a budget.
- Counters and tile. Quartz remains the Eastside favorite for good reason — durable, consistent, and mid-range on price. Natural stone and full-height slab backsplashes push higher.
- Appliances. A standard suite and a panel-ready built-in suite are entirely different budgets. Decide this early — cabinetry gets designed around it.
Bellevue-specific things to know
A lot of Bellevue’s housing stock went up in the 70s, 80s and 90s, which means two things for remodels. First, kitchens from that era are often closed off from the living space — so wall removals (and the structural engineering that can come with them) are a frequent request. Second, older electrical panels and galvanized or polybutylene plumbing sometimes need updating to meet current code once you open the walls. A good contractor prices that possibility honestly up front instead of surprising you mid-build.
Permit-wise, cosmetic work generally doesn’t need one, but moving plumbing, adding circuits or touching structure does. We pull and manage permits in King County as part of every job — see how our process works.
A real example: our White Oak Kitchen in Bellevue
A recent full kitchen remodel we completed in Bellevue: custom white-oak cabinetry with a paneled refrigerator wall, a navy island under quartz counters, a built-in coffee bar, and all-new lighting. Same footprint, completely different home. You can see it on our projects page.
How to budget without regrets
- Decide your appliance tier first — it anchors everything.
- Spend on what you touch every day (cabinet hardware, faucet, counters); save on what you don’t.
- Hold 10–15% in reserve. Older homes keep secrets inside their walls.
- Get a line-item written quote, not a lump sum. If a bid can’t tell you what the cabinetry costs, it can’t protect you when something changes.
The only number that matters is yours
Ranges are a starting point — your kitchen, your home’s age and your finishes decide the real number. We do free in-home estimates across Bellevue, Kirkland, Seattle and the Eastside, and you’ll get a clear, line-item quote with no obligation.
