Why siding fails in the Pacific Northwest
Almost every siding failure we tear off in Snohomish and King County comes down to water management, not the siding itself. Missing or reversed flashing at windows and decks, no drainage plane behind the cladding, housewrap lapped the wrong way, and penetrations sealed with caulk instead of flashed properly. The siding gets blamed; the details were the problem.
Wet-climate siding is a system: weather-resistive barrier, flashing at every penetration, and — on most of our jobs — a rain screen gap that lets the wall assembly dry outward. That gap is the single biggest difference between siding that lasts forty years and siding that traps moisture against your sheathing.

What we install
Fiber cement is the regional workhorse: dimensionally stable, fire-resistant, holds paint for years and handles our wet-dry cycling better than almost anything. Engineered wood such as LP SmartSide gives a warmer, more traditional profile with easier handling and fewer cut-edge issues. Cedar remains unmatched for character on craftsman and mid-century homes, and it asks for maintenance in return.
Whichever cladding you choose, the trim, corners, and window and door surrounds are where the job reads as professional or amateur — that is finish carpentry, and it is why a general contractor rather than a crew that only hangs panels usually produces a better exterior.

When siding replacement finds other problems
Taking siding off is the only time anyone sees your sheathing. On older homes we regularly find rot at deck ledgers, around windows and at the base of walls where grade is too high. Finding it is good news: it is far cheaper to repair with the wall already open than to discover it later from the inside.
We price the visible scope honestly and carry a contingency for what the tear-off reveals, rather than quoting low and issuing change orders once your house is wrapped in plastic.
