Bothell's housing boom is now old enough that its cladding is failing on schedule — and a lot of it is the generation of product that fails worst.

Siding & Exteriors for Bothell homes
The houses that filled Canyon Park, North Creek and the surrounding hillsides through the 1980s and 90s were largely clad in hardboard and early-generation composite siding. Those products hold water at cut edges and bottom courses, swell, and then delaminate — and thirty-odd wet Northwest winters is exactly the dose that finishes them. Early fiber cement from the same era performs better but its original paint and flashing details are usually past their service life.
What the tear-off finds here is predictable: rot at the bottom course where splash and grade meet, damage around deck ledgers, and window openings that were never properly flashed because the standard of the day did not require it. None of that is visible until the cladding is off, which is why we quote with a repair allowance and an hourly rate above it rather than a single optimistic number.
The other Bothell factor is geometry. Sloped lots and the era's vaulted entries mean tall gable walls, two- and three-storey elevations and limited level ground for staging. That is real cost, and it is why a Bothell quote and a Lynnwood rambler quote for the same square footage are not the same.
Permits for Bothell projects run through City of Bothell Community Development, and we handle the filing and inspections as part of the job. For the full picture on how we approach this work, see our siding & exteriors page — and for everything we build locally, our Bothell contractor page.

Bothell questions
- What does siding replacement cost in Bothell?
- Fiber cement and engineered wood typically run $12–$22 per square foot installed, so a 2,000 square foot house usually lands $25,000–$50,000. Bothell's taller elevations and sloped lots push access and staging costs up relative to flat-lot work.
- My siding is the original hardboard — does it all need replacing?
- Usually, once it has started. Hardboard fails from water at cut edges and bottom courses, and patching sound-looking sections beside failed ones tends to buy two or three years. Where only one elevation has gone we will say so, but a house that is failing on the weather side is rarely sound everywhere else.
- Will you find rot behind my siding?
- Often some, concentrated at bottom courses, deck ledgers and window heads rather than spread evenly. We carry an allowance for it in the estimate and show you what we find before repairing, so the number moves for a reason you have seen rather than one you are told about.
- Should I do siding and windows together?
- If both are near end of life, yes. Window flashing has to integrate with the wall's weather barrier, and doing them together means one crew owns that junction rather than two trades meeting at it — which is where exterior work most often leaks years later.
