Snohomish is historic homes downtown and acreage past the city limits. It is where most of our custom-home and outbuilding work happens — bigger lots, fewer constraints, different rules.

Building in and around Snohomish
Downtown Snohomish holds some of the oldest housing stock in the county — late-1800s and early-1900s homes in and around the historic district, where remodels involve genuinely old construction: balloon framing, foundations that predate modern code, and finishes worth preserving. These are careful projects, and in some cases design review applies.
Outside the city, the picture changes completely. Acreage parcels mean septic rather than sewer, wells in some areas, longer utility runs, and county rather than city jurisdiction — but also room to build what you actually want: detached shops, larger ADUs, and custom homes on land families already own.

What we build in Snohomish
This is our strongest custom-home and acreage market. Ground-up builds on owner-supplied land, detached ADUs and shops, substantial additions, and sensitive remodels of the older homes closer to downtown. Siding and roofing work is common on rural properties where weather exposure is high and the nearest contractor is often not local.
Jurisdiction depends on your address: inside city limits, the City of Snohomish; outside, Snohomish County Planning and Development Services. Septic, well and critical-areas review can all come into play on rural parcels, and we confirm all of it before scoping.
Snohomish questions, answered
- Do you build custom homes on acreage near Snohomish?
- Yes — rural Snohomish County is one of our core custom-home markets. Building on acreage brings septic, well, longer utility runs and county review into the project, all of which we assess before you commit to a plan.
- Can you remodel a historic Snohomish home?
- Yes, with the care those houses need. Late-1800s and early-1900s construction brings balloon framing, original foundations and preservation considerations, and properties in the historic district may be subject to design review. We scope those constraints up front.
- Who issues permits in Snohomish?
- It depends on your address. Inside city limits, the City of Snohomish; outside, Snohomish County Planning and Development Services. Rural parcels may also involve septic and critical-areas review, which we confirm as part of the estimate.
