What actually shortens a roof here

Rarely the shingles. It is ventilation, flashing and moss. Under-ventilated attics trap moisture that rots decking from below while the roof looks fine from the street. Flashing at chimneys, valleys, skylights and wall intersections is where nearly every leak we chase originates. And moss, left alone, lifts shingle edges and holds water against them year-round.

So a roof replacement worth paying for is not just new covering. It is deck inspection and repair, correct intake and exhaust ventilation, ice-and-water membrane where it belongs, and every penetration flashed rather than caulked.

What we install

Architectural asphalt is the regional standard: strong wind and impact ratings, long warranties, and sensible cost. Standing-seam metal costs more up front and lasts decades longer, sheds moss and debris well, and suits modern and farmhouse designs. Low-slope sections — common over additions, dormers and porches on Seattle-area homes — need a membrane system rather than shingles, and mixing the two correctly at the transition is a detail that separates good roofs from callbacks.

Roofing as part of a bigger project

Because we are a general contractor rather than a roofing-only crew, roofing usually shows up inside a larger job: a second-story addition that needs the roofline tied in, a whole-home remodel where the envelope gets addressed at once, or a re-side where roof-to-wall flashing has to be coordinated between trades. That coordination is exactly where single-trade jobs go wrong — nobody owns the intersection.

Architectural asphalt roofs typically run $15,000–$40,000 depending on size, pitch, complexity and how much decking needs replacing. Standing-seam metal commonly runs $30,000–$80,000+. Tear-off, ventilation correction and flashing should all be in the number, not extras.
How long does a roof last in Western Washington?
Architectural asphalt typically gives 20–30 years here when the attic is properly ventilated and moss is kept off; neglect either and it can fail a decade early. Standing-seam metal commonly lasts 40–50+ years. Ventilation is the single biggest variable in that range.
Do I need a permit to replace a roof?
Most Washington cities require a permit for full roof replacement, and structural repairs to decking or framing certainly do. We pull the permit and meet the inspection as part of the job.
Should I do the roof and siding at the same time?
If both are near end of life, yes — the roof-to-wall flashing is a shared detail, and doing them together means one crew owns that intersection instead of two pointing at each other. It also saves a mobilization and a second round of disruption.
