An Edmonds roof is fighting wind as well as water, and the two fail it in different places.

Roofing for Edmonds homes
Exposure off the Sound means uplift. Wind gets under shingle edges at rakes, ridges and eaves, and a roof that was nailed to the minimum rather than to the manufacturer's high-wind pattern loses its edges first. On the exposed west-facing elevations that is where we see failure begin, long before the field of the roof is worn out. Salt air then works on fasteners, flashing and any exposed metal faster than it does inland.
In the Bowl, the problem reverses. Mature trees and tight lots keep roofs shaded and damp, needles pack into valleys, and moss establishes and lifts shingle edges until water gets underneath. The older stock there also carries more complicated geometry — dormers, additions built across decades, and the odd roofline that happened one extension at a time.
Split-levels up the hill bring the third issue: low-slope sections over entries, carports and bump-outs that cannot take shingles at any price. Those need a membrane, and the transition where membrane meets steep roof is where most of the leaks we chase in these houses begin.
Permits for Edmonds projects run through City of Edmonds Development Services, and we handle the filing and inspections as part of the job. For the full picture on how we approach this work, see our roofing page — and for everything we build locally, our Edmonds contractor page.

Edmonds questions
- How much does a new roof cost in Edmonds?
- Architectural asphalt typically runs $15,000–$40,000 depending on size, pitch, roofline complexity and decking repair. Standing-seam metal runs $30,000–$80,000+. Tear-off, ventilation correction and flashing belong in the number rather than appearing as extras.
- Does wind exposure change how the roof should be installed?
- Yes. Exposed Edmonds elevations warrant the manufacturer's high-wind nailing pattern and properly sealed edge detail at rakes and eaves, which is where uplift starts. It is a small amount of extra work that decides whether the roof reaches its rated life on that side of the house.
- Is metal a good choice this close to salt air?
- It can be, with the right coating system and fasteners — standing-seam sheds debris well and lasts 40–50+ years. The detail that matters is the finish and fastener specification rather than the metal itself, and that is worth being explicit about in any bid you compare.
- My carport roof is nearly flat — can it be shingled?
- No. Below the shingle's rated minimum pitch it needs a membrane system, and the junction where it meets the steep roof has to be flashed rather than sealed. Shingles on a near-flat section is one of the most common causes of the leaks we get called to fix in split-levels.
