In Edmonds the kitchen question is usually not where the cabinets go. It is which way the room faces.

Kitchen Remodeling for Edmonds homes
Up the hill and north toward Perrinville, the 1970s and 80s split-levels and ramblers were planned before anyone treated the water view as the main event. The kitchen sits at the back, closed off, with the view in the next room or behind a wall. The remodel that transforms these is reorientation — taking out a wall, enlarging or relocating windows, and putting the working side of the kitchen where the glass is. That is structural work and a permit, not a cabinet order, and it should be priced as such from the start.
In the Bowl, the 1920s–1950s stock is a different project. Lots are small, kitchens are closed service rooms at the back, and the house has a character the street expects you to respect. Opening these up works, but the systems come with it: plaster and lath rather than drywall, wiring that predates a modern kitchen's load, and supply lines at the end of their life. With the walls open, replacing all of it costs a fraction of doing it later.
Permits run through City of Edmonds Development Services, a small and accessible office. We are about fifteen minutes away in Everett, which in practice means estimate visits within days and short response times once a job is running.

Edmonds questions
- What does a kitchen remodel cost in Edmonds?
- Typically $50,000–$140,000. The spread is wider here than in most of our cities because the two housing stocks are so different: a Perrinville split-level reorientation and a Bowl bungalow needing systems replaced while the walls are open are not the same project at the same finish level.
- Can I enlarge the window to get the view from the kitchen?
- Usually yes, and it is the single highest-impact move in an Edmonds remodel. A wider opening needs a properly sized header and a permit, and on a west elevation the flashing detail around it matters more here than almost anywhere — this is the wall taking wind-driven rain off the Sound.
- What surprises come up in Bowl kitchens?
- Knob-and-tube or early wiring, galvanised supply lines, plaster-and-lath walls and floors out of level are the regulars in the 1920s–50s stock. None are dealbreakers, but they belong in the scope from day one, which is why we inspect before quoting rather than after.
- How long does an Edmonds kitchen take?
- Six to twelve weeks of construction, with the longer end covering wall removal, window changes and any systems work the older stock turns up. Design and ordering run ahead of that.
