Siding & Exteriors for Edmonds homes

Homes facing the Sound take weather inland houses do not: wind-driven rain that moves horizontally rather than falling, salt air, and moisture that never fully leaves the air through the wet season. A west elevation in Edmonds is doing a harder job than the same wall in Lynnwood, and it shows — failures appear earlier and concentrate on that side of the house.

When we tear off siding here, the damage traces to water management rather than to the cladding. Window heads with no flashing, housewrap lapped the wrong way, cladding fastened tight to the sheathing with nowhere for water to drain or air to dry. On an exposed elevation those details are not best practice, they are the whole job. A rain screen — a deliberate air gap behind the cladding — is worth more to the life of an Edmonds wall than any upgrade in siding product.

The two housing stocks need different handling. Bowl homes from the 1920s–50s sit on small lots where the street notices the work, and matching profile and trim detail matters. Hillside split-levels have taller, more exposed elevations and often a deck ledger penetrating the wall at exactly the height that rot likes.

Permits for Edmonds projects run through City of Edmonds Development Services, and we handle the filing and inspections as part of the job. For the full picture on how we approach this work, see our siding & exteriors page — and for everything we build locally, our Edmonds contractor page.

Edmonds questions

What does siding replacement cost in Edmonds?
Fiber cement and engineered wood typically run $12–$22 per square foot installed, so a 2,000 square foot house lands roughly $25,000–$50,000. Exposed west elevations frequently need more rot repair at tear-off than a sheltered house of the same size.
Why does my west-facing wall fail before the others?
It takes the weather. Wind-driven rain off the Sound hits that elevation hardest and finds any gap in the flashing, and salt air accelerates the rest. That wall will always need the best detailing on the house, and it is the one we inspect first.
Do I need a rain screen?
On an exposed Edmonds elevation, yes. The air gap lets water that gets past the cladding drain away and lets the assembly dry. In this exposure it is frequently worth more to the wall's lifespan than the choice between fiber cement and engineered wood.
Should I replace windows at the same time?
If they are near end of life, yes — and in Edmonds they often are, for the same exposure reasons. Window flashing has to integrate with the wall's weather barrier, and doing both together means one crew owns that junction rather than two trades meeting at it.
