What a gut renovation actually replaces

The layout comes first: walls out, the main floor opened, rooms reassigned to how you actually live. Then the systems — with walls open, electrical, plumbing and heating get replaced rather than patched, which in the 1905–1990 stock we work in is often the most valuable invisible work in the project. Then the envelope: insulation to current code, usually windows, sometimes siding and roof. Finally kitchen, baths and finishes.

Doing it together is what makes it efficient. Every one of those trades needs the walls open; sequencing them into one project rather than five separate ones is where the savings live.

Living arrangements and schedule

For a true gut, plan to move out. Power, water and heat go down in phases and the dust is not something to live in. The upside is speed — an empty house lets trades work in parallel instead of tiptoeing, which shortens the schedule and lowers cost. Budget the rent as part of the project.

Six to twelve months of construction is typical after design and permitting, which themselves add three to six months depending on your jurisdiction.

Why it usually beats building new

You keep the foundation, the structural shell and the existing utility connections, and you avoid land cost entirely. New construction in this region runs $350–$600+ per square foot before land; a comprehensive remodel runs $150–$350. The exception is a house with serious structural or foundation problems, where rebuilding genuinely can cost less — and we will tell you if that is your house.

Roughly $150–$350 per square foot in the Seattle area — about $300,000–$700,000 for a 2,000 sq ft house. How much structure moves and how high the finish level goes drive the spread more than anything else.
Do I need to move out?
For a genuine gut, almost always. Utilities go offline in phases and construction dust is not something to raise a family in. An empty house also lets trades work in parallel, which shortens the schedule and lowers the cost.
