Basement Finishing for Kirkland homes

The 1960s to 1980s split-levels and two-stories across Juanita, Rose Hill, Finn Hill and the Highlands were built into slopes, which means a lower level with full-size windows and a door to the yard on one side. That is the easiest basement to finish we see anywhere: egress is usually already there, natural light is good, and the space can become a family room, a guest suite with a bath, or a legal ADU without the foundation work a Seattle basement needs. The uphill wall is the one to watch, because it is the one holding back wet soil.

The common Kirkland project is the lower level that was half-finished in the 1980s with paneling, a drop ceiling and electric baseboard heat. We strip it, fix the drainage on the uphill side, insulate to current code, bring the heating and electrical up to date, and often add a bathroom where the original plumbing rough-in was left capped. Permits run through City of Kirkland Building Services, which keeps predictable review times.

Permits for Kirkland projects run through City of Kirkland Building Services, and we handle the filing and inspections as part of the job. For the full picture on how we approach this work, see our basement finishing page — and for everything we build locally, our Kirkland contractor page.

Kirkland questions

How much does it cost to finish a basement in Kirkland?
In 2026, most Kirkland daylight basements run $70 to $140 per square foot for a family room finish and $110 to $170 with a bathroom. A full suite or ADU runs $150 to $250 or more. Daylight basements often land lower than Seattle's because egress and light are already there.
Does a daylight basement need an egress window?
Each bedroom needs a legal escape opening, and in a daylight basement the walkout wall often already provides it through a door or full-size windows. Bedrooms on the uphill side may still need a window well. We check every proposed bedroom at the estimate.
Can you add a bathroom to my Kirkland basement?
Usually. Many Kirkland lower levels have a capped plumbing rough-in from the original build. Where they do not, a basement bath needs a drain connection that may involve cutting the slab or a pump, which we price before design.
Can a Kirkland daylight basement be rented as an ADU?
In most cases, yes, under Washington's statewide ADU rules as adopted by Kirkland. The unit needs a kitchen, a bathroom, fire separation from the house, its own entry and legal egress. A walkout basement already has most of those.
