Basement Finishing for Seattle homes

The craftsman and box houses across Ballard, Wallingford, Green Lake and Ravenna sit on full-height basements with seven-foot-plus ceilings, side entries and original floor drains. That is the raw material for a family room, a guest suite or, increasingly, a legal ADU, and Seattle's rules allow up to two accessory units on most lots. What these basements also have is a century of water history. Before anything is framed we look at grading, gutters, the side sewer and any efflorescence on the walls, because finishing over a moisture problem is the most expensive mistake in this category.

The two other Seattle realities are ceiling height and egress. Many basements pass on height as they are; some need ducts rerouted or a beam dropped into a soffit; a few need the floor lowered, which changes the budget entirely. Every bedroom needs a legal escape window, and in a flat-lot Seattle basement that usually means cutting the foundation and digging a well. SDCI permits are the slowest in the region, so we file early and do the moisture work while the review runs.

Permits for Seattle projects run through Seattle Department of Construction & Inspections (SDCI), and we handle the filing and inspections as part of the job. Seattle questions

How much does basement finishing cost in Seattle?
In 2026, a basic finish runs $60 to $120 per square foot, a finish with a bathroom $100 to $160, and a full suite or legal ADU $150 to $250 or more. Seattle basements tend to land in the middle to upper half because of moisture work, egress windows and older electrical and plumbing.
Can my Seattle basement become a legal ADU?
Often, yes. Seattle allows up to two ADUs on most single-family lots with no owner-occupancy requirement. The basement needs adequate ceiling height, a legal egress window in each bedroom, fire separation from the house above and its own entry. We check all four at the first visit.
Do I need an egress window in my basement?
Every basement bedroom does. In a flat-lot Seattle basement that usually means cutting an opening in the foundation and installing a window well, typically $4,000 to $9,000 per opening. Family rooms and offices without a bedroom do not require one.
What if my basement leaks?
Then that gets fixed first, and we will tell you if the basement is not ready to finish. Most Seattle basement water comes from grading, gutters and downspouts and is solved from the outside; the rest needs interior drainage and a sump. Framing over an unresolved leak is how a finished basement becomes a mold job.
