What Blocked Gutters Actually Damage (and What It Costs to Fix)

In a wet climate, overflowing gutters damage fascia, siding and foundations long before anyone notices. What to look for each autumn and what repairs cost.

A blocked gutter is a cheap problem that quietly creates expensive ones. The gutter is not what fails — the fascia behind it, the siding below it and the ground beneath it are.

October is when this becomes urgent here, because everything that is going to come off the trees is about to, and then it rains for five months.

What the overflow is actually doing

  • Behind the gutter. Water backing up over the inner edge runs down the fascia board and into the soffit. That board is often the first wood on the house to rot, and because the gutter hides it, nobody sees it until the gutter itself starts pulling away.
  • Down the wall. An overflow sheets water onto siding that was never designed to take a concentrated flow. Hardboard and older composite cladding swells and delaminates at exactly those spots — the vertical stain under a gutter seam is a reliable tell.
  • At the base. Water dumping beside the foundation saturates the soil, which pushes moisture toward crawl spaces and basements. On the sloped lots through Bothell and Edmonds it also finds the path of least resistance downhill, which is sometimes your own daylight basement.
  • Into the roof edge. A gutter full of wet debris keeps the bottom course of shingles and the decking behind it permanently damp through the wet season.

The autumn ten-minute check

You do not need to go on the roof. From the ground, in the rain:

  1. Watch where water actually comes out. It should leave at the downspouts and nowhere else. Sheeting over the front edge means blocked; dripping behind the gutter means the fascia is already getting it.
  2. Look at the fascia line for sag, dark staining or a gutter that is pulling away from the house.
  3. Look at the siding below each gutter joint for vertical staining or swelling.
  4. Check where the downspouts discharge. Into a drain or well clear of the house is right; straight onto soil against the foundation is not.

What repairs cost

  • Fascia and soffit repair: $800–$3,500 for localised work, more once rafter tails are involved.
  • Siding repair where the overflow hit: $3,000–$15,000 depending on how far it spread — and on hardboard it rarely stays local. The siding cost guide covers the full-wall numbers.
  • Roof edge and decking: folded into a repair at $800–$5,000, or into a replacement if the edge has been wet for years.

Where the gutter is the symptom, not the cause

Sometimes clearing them does not fix it. Gutters pitched the wrong way, undersized for a large roof plane, or hung below the roof’s drip line will overflow no matter how clean they are. If your gutters back up within weeks of clearing, the problem is the installation rather than the leaves.

Routine clearing is straightforward maintenance and plenty of homeowners do it themselves. Gutters that overflow because they are undersized for the roof plane, pitched wrong or hung below the drip line are a different problem, and clearing them will never fix it — replacing and resizing them will. So is the damage underneath: the fascia, the siding, the roof edge, and the wall that has been wet for three winters.

Get the damage assessed

If something behind your gutters already looks wrong, it is cheaper to find out now than in March. We work across Snohomish and King County on roofing and siding and exteriors, and will tell you plainly whether it is a board or a wall — and we hang the gutters back on something solid rather than on the fascia that caused it.

The rest of the autumn walk-around — roof edge, flashings, attic, windows, drainage — is in the October exterior checklist.

Frequently asked questions

What damage do blocked gutters cause?
In order of how often we see it: rotted fascia and soffit behind the gutter, water staining and swelling on the siding below the overflow, saturated ground against the foundation, and in bad cases water in a crawl space or basement. The gutter itself is rarely the expensive part — what it has been soaking for three winters is.
How often should gutters be cleared here?
Twice a year is the usual advice and under conifer cover it is not enough. Homes in the Edmonds Bowl, Bothell's hillsides or anywhere with mature fir overhead often need autumn clearing twice over, because needles keep dropping well past the leaf fall.
How much does fascia rot repair cost?
Localised fascia and soffit repair typically runs $800–$3,500 depending on length and access. If the rot has reached the rafter tails or the wall behind, it becomes carpentry and siding work and the number climbs from there — which is the argument for catching it early.
Do gutter guards solve it?
They help and they do not eliminate maintenance. Guards keep leaves out well and fine conifer needles out poorly, which matters here more than in most places. Treat them as extending the interval, not ending it.
