Remodel Costs in the Seattle Area: Every Project in One Table (2026)
Typical 2026 remodel costs around Seattle for kitchens, baths, ADUs, additions, roofs, siding, windows, decks and more in one table, with what moves each number.

We have written a separate cost guide for almost every project we build. This page puts all of them in one place, so you can see the whole range before you decide where to start. These are typical 2026 ranges across Snohomish and King County, installed, with permits and our labor included. They are not quotes; a written, itemized estimate for your house is.

What moves a project inside its range
- The age of the house. A 1920s Seattle craftsman routinely needs wiring, plumbing and leveling work a 1990s Bothell two-story does not. That is the main reason our Everett and Snohomish County numbers run 10 to 20 percent below Seattle’s.
- Whether anything moves. Keeping sinks, toilets, showers and walls where they are is the cheapest remodel there is. Each relocation adds plumbing, venting and often structure.
- The finish level. Cabinetry, stone, tile, glass and appliances can double a kitchen or bath without changing a single wall.
- The city. Permit fees and review times differ by jurisdiction; our permit timeline guide has the current ranges.
- What the walls hide. Rot behind a fiberglass surround, a failed side sewer, soft fascia behind the gutters. A good estimate names a contingency for these instead of discovering them.
How to use these numbers
Start with the range for the project you care about, then read that project’s guide for the line items that push a house up or down. Set aside 10 to 15 percent for what the walls reveal. If you are weighing several projects, our remodel ROI guide shows which ones return the most at sale, and the remodel budget guide covers how people actually pay for them. Then ask for the bid as a fixed price with named allowances; the contract types guide explains why.
From range to real number
A range is where planning starts and an estimate is where it ends. Eduard walks the house with you, measures, looks behind what can be looked behind, and sends a written, itemized number with the contingencies named. If you want to see finishes before that visit, the ENF 3D Studio lets you restyle a photo of your own room with a live price. We build across Seattle, Bellevue, Everett and the rest of Snohomish and King County, and every one of the services in that table is ours.
Frequently asked questions
- How much does it cost to remodel a house in Seattle?
- A comprehensive whole-home remodel around Seattle runs roughly $150 to $350 per square foot in 2026, so $300,000 to $700,000 for a 2,000 square foot house. Single-room projects are far less: a full kitchen typically runs $55,000 to $110,000 and a full hall bathroom $20,000 to $35,000.
- What is the typical cost of a bathroom remodel near Seattle?
- A cosmetic update runs $8,000 to $15,000, a full hall bath remodel $20,000 to $35,000, and a primary suite $40,000 to $75,000 or more in 2026. Bellevue and the Eastside land toward the top of those ranges; Everett and Snohomish County toward the bottom.
- Is there a remodel cost calculator for Seattle?
- Online calculators use national averages that miss Seattle's labor rates, permit costs and older housing stock. The table in this guide uses the ranges we actually see across Snohomish and King County, and a free in-home estimate turns any line into a written, itemized number for your house.
- Why do Seattle remodels cost more than the national average?
- Labor rates in the Puget Sound are among the highest in the country, permits through SDCI and Bellevue take longer and cost more, and much of Seattle's housing was built between 1905 and 1965, so remodels routinely include wiring, plumbing and structural work that newer houses do not need.
